Reservations and Payment
a. Rates: Price is based on double occupancy.
b. 48-Hour Advance Reservation Policy: We require all reservations to be made at least 48 hours in advance. For stays within 48 hours, please call us at (717)872-0991 to check room availability so we can prepare for your arrival.
c. Peak Season: A two-night minimum stay may be required during selected weekends or holidays.
d. Maximum Guests Per Room: 2
e. Children: We strive to create a peaceful and relaxing environment for all of our guests. To maintain this atmosphere, we kindly ask that our accommodations be reserved for adults and well behaved children 12 years of age and older. We appreciate your understanding and hope to provide you with a quiet and restful stay.
f. Reservation Confirmation: All reservations are subject to availability and confirmation. A reservation is considered confirmed only when you receive a confirmation email or written communication from us.
g. Deposit: A valid credit card is required to secure your reservation, with a charge for one night’s stay, including applicable taxes, processed at the time of booking. The remaining balance will be settled at the end of your stay. If preferred, you may request to use an alternative payment method at check-out, such as cash, check, or another credit card.
h. Payment Methods:
In-house: We accept cash, checks, and major credit and debit cards, such as Visa, Mastercard, American Express, and Discover.
Online and Phone: All Reservations must be made using a valid credit card.
i. Taxes and Fees: Prices for services are exclusive of any applicable taxes or fees, which will be added to the final invoice unless otherwise stated. All rooms are subject to 6% state sales tax and 1.1% Lancaster County tax (7.1% tax total).
Check-in / Check-out
a. Check-in time: 3 p.m. – 10 p.m. (Our “Self-check-in” enables you to arrive when it suits you, detailed instructions will be emailed to you prior to your arrival time.)
b. Check-out time: 11 a.m.
Cancellation and Refunds
a. Cancellation Policy: If you wish to cancel or modify your booking, please contact us as soon as possible. If you cancel within 7 days of making your reservation, we will issue a full refund of your deposit. For cancellations made 14 days prior to your reservation, your deposit will be refunded, less a $30 service charge. However, if you cancel within 7 days of your reservation, your deposit will be non-refundable. We hope you understand this policy, and we encourage open communication regarding cancellations. In certain unforeseen circumstances, we may be able to work with you to accommodate your cancellation amicably.
b. No Shows: Failure to check-in on the scheduled arrival date without prior notification may result in the cancellation of the entire booking and forfeiture of any payments made.
c. Early Departures: Early departures are subject to the same cancellation policies as outlined above. Full payment for the entire reserved stay is required, even if the stay is cut short. Room reservations are non-transferable unless approved in advance by the Inn Keeper.
d. Force Majeure: Pheasant Run Farm Bed & Breakfast | Weddings and Events shall not be liable for any failure or delay in performing its obligations due to circumstances beyond its reasonable control, including but not limited to acts of nature, war, terrorism, civil unrest, government actions, and supplier or vendor issues.
Guest Responsibilities
a. Guest Conduct: Guests are expected to conduct themselves in a respectful and responsible manner, complying with all applicable laws and regulations. Any behavior that disturbs other guests or disrupts the peaceful operation of the property may result in immediate termination of the booking without refund.
b. Damage and Loss: Guests are responsible for any damage caused to the property or its contents during their stay. Any lost or stolen items from the property are the sole responsibility of the guest.
c. Liability: Pheasant Run Farm Bed & Breakfast | Weddings and Events shall not be liable for any loss, damage, injury, or inconvenience suffered by guests, unless caused by negligence or willful misconduct on the part of Pheasant Run Farm Bed & Breakfast | Weddings and Events.
General Rules & Policies
a. Smoking: We are a nonsmoking facility. Burning candles, incense, or any other devices is also prohibited indoors. Smoking is allowed outdoors.
b. Noise and Music: We expect all guests to be considerate of one another’s peace and privacy. Please keep conversations and activities at a volume that will not disturb fellow guests. While we encourage our guests to enjoy their stay, we ask that any music or electronic devices be kept at a reasonable volume.
c. Fireworks: Fireworks, including sparklers, are prohibited.
d. Pets: No pets, please.
Changes to Services
a. Service Modifications: Pheasant Run Farm Bed & Breakfast | Weddings and Events reserves the right to modify, replace, or withdraw any services or amenities offered without prior notice.
b. Event Packages: For wedding or event packages, specific terms and conditions will be provided separately, outlining the details of the package, pricing, and any additional requirements or restrictions.
Privacy and Data Protection

These Terms and Conditions shall be governed by and construed in accordance with the laws of Pennsylvania jurisdiction where Pheasant Run Farm Bed & Breakfast | Weddings and Events is located. Any disputes arising out of or relating to these Terms and Conditions shall be subject to the exclusive jurisdiction of the courts in that jurisdiction.Severability
