Is there parking available?

Yes, we provide ample parking space for our guests. You can park your vehicle conveniently on our premises during your stay.

Are pets allowed during my stay?

Unfortunately we do not allow pets at our establishment – as we strive to maintain a peaceful, serene environment for all of our Guests.

What are the check-in and check-out times?

Check-in time is 3PM to 10PM daily. Check-out time is 11AM. We also offer self-service check-in for our Guests. Special detailed instructions will be emailed to you upon reservation confirmation.

What types of payments do you accept?

We accept personal checks, cash, Mastercard, Visa, Discover, and American Express.

Is smoking allowed at Pheasant Run Farm Bed & Breakfast?

To ensure the comfort and well-being of all our guests, we have a strict no-smoking policy within our premises. Smoking is prohibited in all indoor areas, including guest rooms. Designated smoking areas are available outside the main building.

Wedding and Reception FAQs

What is the rental rate for Weddings and Receptions?

The Pheasant Run Farm Weekend Wedding Package includes our 4 Bed and Breakfast Guest Suites for both Friday and Saturday nights with the inclusion of our Saturday Wedding Package. For the rest of 2023, the rate is $5950. The 2024 rate is $6500 and booking for 2025 is $6900. Check-in time for the Weekend Wedding Package Suites is 3PM on Friday, with a check-out time of 11AM on Sunday. Each room accommodates 2 persons and typically the newlyweds will stay while the three other rooms are for their special guests. A full breakfast is included and served on Saturday and Sunday mornings. 

 
Our Saturday Wedding Package includes set-up and rehearsal time on the previous Friday from 12PM noon until 9PM, a suite for the Bride to get ready in on wedding day, and a separate lounge for the Groom to get ready in. The suite is also included for the newlyweds' night, and breakfast is provided on Sunday morning. For the remainder of 2023, the rental rate for the reception room, patio, and outdoor grounds – for a wedding and a reception – is $4900. In 2024 the rental rate is $5500 and booking for 2025 is $5900 for our Saturday Wedding Package. 
 
A Sunday Wedding Event is priced at $3900 for the remainder of 2023. Sunday Wedding Events include everything the Saturday Wedding Package offers, except there is no additional day for decorating or rehearsal. Preparation for the wedding is completed the same day starting at 9AM until the time of the ceremony. If we do not have a Saturday wedding booked, a wedding may be booked for Friday at the same rental rate as a Sunday Wedding Event. In 2024 the rate is $4500 and booking for 2025 is $4900.

May we include the overnight rooms?

The Pheasant Run Farm Weekend Wedding Package includes our 4 Bed and Breakfast Guest Suites for both Friday and Saturday nights with the inclusion of our Saturday Wedding Package. Each room accommodates 2 persons and typically the newlyweds will stay while the three other rooms are for their special guests. A full breakfast is included and served on Saturday and Sunday mornings.

Our Saturday Wedding Package includes a suite for the newlyweds' night, and breakfast is provided on Sunday morning. 

A Sunday Wedding Event includes everything the Saturday Wedding Package offers, except there is no additional day for decorating or rehearsal. Preparation for the wedding is completed the same day as the ceremony. If we do not have a Saturday wedding booked, a wedding may be booked for Friday similar to a Sunday Wedding Event. 

Is a deposit required for Booking?

Yes, a non-refundable deposit of $500 is required and due at the time of booking.

The balance of the booking may be paid in agreed upon increments or in total. The entire balance is required to be paid a minimum of three months before the Wedding and Reception Event.

What is your capacity?

The main Reception Room can accommodate approximately 100 total guests.

Will you cater my Wedding Reception?

No, we do not cater any events. We only prepare breakfast for our guests during their stay at our Bed & Breakfast.

Who may cater the Reception meal?

We welcome any licensed caterer of our guests' choosing at Pheasant Run Farm Bed & Breakfast | Weddings and Events. Wedding receptions must be catered with staff on site during the reception. Caterers who have been chosen by our guests over the years include Cracked Pepper, Enck’s, Festive Board, Hess’s, Nanalynn’s Full-Filling Feasts, Premier Caterers, Rettew’s, Scarlet Runner, Simply from Scratch, and TripleFresh.

Is alcohol allowed?

Those who book wedding events with us are fully responsible for any and all alcohol served to their guests. If alcoholic beverages are served, there must be a licensed and insured bartender present or a RAMP-certified, insured server present. Many professional catering companies will have specifically trained staff available for the serving of adult beverages. Pheasant Run Farm Bed & Breakfast | Weddings and Events will assume no responsibility for its service or use during your event. Our guests are to be aware that under no circumstances should their event become a mere "drinking party". 

How long are Weddings and Receptions at Pheasant Run Farm?

You and your guests will have use of the reception room, patio, and grounds for 5 hours. All parties must end by 10PM.

If you wish to have an evening event for example, you could begin the ceremony at 5PM and have your guests leave by 10PM.

What may be an example timeline of a 5 hour Event?

Guests may plan their event their way, but an example may be planning approximately 1.5 hours for the ceremony, picture taking, and hors d’oeuvres. For a reception, one may plan 1.5 hours for the main meal, and then 2 hours for dancing and socializing.

May we extend the time of our Event?

Unfortunately, all events must adhere to the 5 hour rule.

Is there a room for the Bride to get ready?

The Bride will have a suite in the Bed & Breakfast to get ready, which will be available by 11:30AM on the wedding day. The Bride and Groom may spend the wedding night in the same room, it’s complimentary. A fully served breakfast on the morning after the wedding is included for the Newlyweds.

Is there a place for the Groom to get ready?

There is a lounge with a separate entrance available for the Groom and Groomsmen to ready themselves for the special day.

Is there a site for an outdoor Wedding Ceremony?

We have several outdoor areas that can be utilized as scenic locations for your Wedding Ceremony. One of our most popular spots is across the white foot bridge in front of the waterfall where there is usually some pleasantly dappled shade. A sunny location – something to consider especially if you are having an Autumn Wedding – would be under the white pergola in the meadow.

What happens if it rains or snows on our Special Day?

We advise always having a back-up plan, just in case the weather is uncooperative. Your Wedding Ceremony could be held indoors in Jacob’s Room (the room with a wood floor that is usually used for dancing). Another option is to have your Wedding “Dinner Theater” style with the guests seated at their tables and the Bride and Groom standing in front of the open French doors. No matter what happens – your Wedding Planner, Caterer, Friends and Family members, as well as our staff – will be willing to help things go smoothly.

Can we decorate?

You may decorate, but you may not use tape of any kind, tacks or nails on the walls, woodwork, or ceiling. You may use tacks in the old beams only if you remove them when you are finished. If there are any helium filled balloons, do not let them float unreachable to the ceiling nor let them go outdoors – as the strings and balloon materials are dangerous to local animals and wildlife. Please note that the picture above the fireplace is not to be moved. (No confetti or loose glitter please!)

May we use candles?

You may use candles if the flames are enclosed – such as in a glass container – and there is a plate under them to catch any wax. Battery–operated candles are a wonderful option.

May we scatter flower petals on the grass?

Fresh flower petals may be scattered and left on the grass.

If you use silk flower petals, they must be raked up – as they do not disintegrate.

May we have a DJ?

Yes. Please keep in mind that  music – except for music for an outdoor Wedding Ceremony – must be kept indoors.

Is any furniture included?

Yes. Furniture we offer for use on site includes 1 black antique sideboard, 1 craftsman-made farm table for the food buffet table, 2 48" round tables, 4 rectangular 6' long tables, 1 36" round table that can be used for cake or as a sweetheart table, and 10 5' round tables that can seat 8 to 10 guests each. Tablecloths are not provided as most caterers will provide tablecloths as part of their services. There are 100 silver Chivari chairs with white cushions. For an outdoor Wedding Ceremony, there are 22 white wooden Amish-crafted benches that are 7' long and seat 4 to 5 guests each. The benches are rough on the bottom and cannot be brought indoors. Setting up the benches is the responsibility of the wedding party, as well as putting them away. Wrought iron patio furniture and umbrellas are available for sitting on the patio.

Must we take away the trash?

You may leave 2 bags of trash in our dumpster (which is next to the parking lot). We encourage separation and recycling. We will provide 2 trash cans and trash bags. You may also leave any aluminum cans to be recycled in a separate bag. Please arrange to have the rest of any remaining trash removed upon the end of your event.

May we put balloons or signs at the front entry?

Yes, but you must take them down when the party ends. If there are any helium filled balloons, do not let them float away nor let them go outdoors – as the strings and balloon materials are dangerous to local animals and wildlife.

When do we have to have everything out of the reception room?

When the party ends, you must take all your belongings out of the reception room.

Dishes, flatware, glasses, and other rental items that will be picked up later by your caterer or rental company should be placed in the Potting Shed just off the patio.

Do we have to clean the room when the party ends?

We will clean the reception room and the bathrooms after you leave. Any spills should be cleaned as they occur, counters wiped, and the reception room left as you found it – after your guests leave – that same day or that evening.

Can I have fireworks?

Please – absolutely NO fireworks or sparklers.

Special Events FAQs

Do you have a Banquet Room for parties and Special Events at Pheasant Run Farm?

Yes, our banquet/reception room is called “The Pheasant Room”. It is on the lower level of the barn and is entered via the French doors off of the brick patio. There is an adjoining room which we call the “Jacob’s Room” that is also included for your use. Jacob’s Room has a wood floor, an electric fireplace, and gorgeous cathedral ceiling.

What is your capacity?

The event/reception room can accommodate up to 100 guests. For parties other than weddings, rental fees vary and are based on the length of time of the party and the number of guests. Our parking area has room for 60 cars and there are two powder rooms for guest use.

When is the payment for the remaining balance due?

Ninety days prior to the event, the remaining balance is due. Your deposit confirms your event and is deducted from the rental fee. Please pay in cash or credit card if your event is in less than 30 days. There is a $35 fee for returned checks.

Will you cater my event?

No, we do not cater any events. We only prepare breakfast for our guests during their stay at our Bed & Breakfast.

Can we bring in our own food or must we have a caterer?

Guests may choose a caterer or bring in their own food for Events such as parties, showers, birthdays, anniversaries, awards ceremonies, and graduation celebrations. (Weddings, however, require a caterer.)

If you wish to have evening event, starting time would be ideal at 7PM and guests would depart by 10PM. You may set up 2 hours prior to the party. We have two time slots available for Saturday parties: 11:00AM to 2PM with set up at 9AM or 6PM to 9PM with set up at 4PM. For Sunday parties, you may set your own start time depending upon availability. Contact us for your Reservation.

May we peruse the outdoor areas?

Certainly! There are French doors leading from the Pheasant Room onto a large brick patio. The patio leads to the barnyard garden which has a flagstone path and a large flagstone patio. Both patio areas have outdoor tables and chairs. We only ask that you maintain safe walking and quiet enjoyment.

Can we decorate?

You are also welcome to use: a 55 cup coffeemaker, a 12 cup coffeepot, an electric tea kettle, 5 glass pitchers, and 2 punch bowls which are stored in the kitchen. Please bring any other items you will need if you are providing your own food.

Must we take away the trash?
